The cottage time forgot: Huge 322-acre property a short drive from some of Australia's best beaches features an ancient house that's been left untouched for decades

A rundown 322-acre property that used to be a fully functioning dairy farm that provided goods to soldiers has hit the market for $12.5million. 

The property, which is split into two lots, sits on Doonan Bridge, south west of Noosa, Queensland, where some of the country's nicest beaches are.

It's also a short distance away from Eumundi Regional Park, Sunshine Motorway and Mooloolaba airport.

The sprawling property - which is separated from a national park by a highway - is just a 1.5-hour drive from Brisbane.

This particular property was split into two lots: Lot 45, which is where the homestead is, and Lot 46, which is 176-acres and in its 'natural state'.   

Lot 45 belonged to John Gray's family, who was deemed an essential worker and unable to fight in World War II but provided much needed resources to nearby army training camps. 

The property has been in the family for between 80 and 90 years. 

He said in addition to the homestead there were 30 -acres of grassland.

Mr Silver said the price was decided on after nearby properties sold for $40,000 an acre. 

He told Daily Mail Australia there have been several potential concepts looked at for the property - all of which would need to be approved by council.

There are four addition properties that could also be included in the sale that are just over the road - two of which are owned by Mr Gray's now elderly sons. 

This would take the property to 692 acres and a price tag of $27million.

He said he had approached private and state schools, as well as universities, to create a learning space that preached conservation.

Mr Silver said he has also looked at concepts for an aged care facility. 

'Although the phrase "retirement centre" doesn't do it justice. It would be more like a suburb, and would be well received given the aging population on the Sunshine Coast,' he said.  

He also suggested it could be purchased by a 'southern millionaire' who could turn it into a luxury property.

Mr Silver said whatever the case, some work would need to go into the property. 

'The original house itself is, I don't think you'd try to do anything with it,' he said.

'I think it would be a great feature property for the estate - but you might have to clean up around it. 

'It could be a guest house with a twist, transporting people back to the 1900s.'
