The reality of Sydney’s housing problem: Two derelict homes that are COMPLETELY unlivable go on sale for a whopping $3million – and it’ll cost a lot more than that to move in

Two houses deemed 'unlivable' have hit the market for a combined $2.78million, despite one not having a kitchen or bathroom.

The two properties, which were initially three homes, are based in Percy Street, Rozelle, just 4km west of Sydney's CBD.

The derelict semis were owned by the same family for 80 years, and can be sold separately or as one block of land for keen developers.

But neither of the homes are up to scratch in their current state - with one missing a kitchen and a bathroom - and need even more investment to get them into shape.

McGrath Balmain selling agents Cindy Kennedy and Scott Bunnel have said the home has some of its original features but offers a blank canvas to builders and renovators. 

The smaller home, number 29, is on a 120sqm block and has a price guide of $980,000.

It can be purchased on its own or with the other home, but is without a kitchen or bathroom and has been deemed 'currently not livable'.

The listing states the entire block of land initially had three homes on it, but was consolidated into two.

Ms Kennedy said this type of land is rare and could present a good opportunity for developers wanting to snap up property close to the CBD.

'Particularly in this area, it might be the last block of land of its kind - especially because it is possible to purchase the homes separately or together,' she told Daily Mail Australia. 

'It is a bit of a property that people have looked at over the years and wondered about it, even over the campaign we have had many .'

She said the properties have sparked a lot of interest, with many thinking a complete rebuild for the larger block of land and renovation for the smaller home.    

'The key message is that it is one of those properties that will appeal to a wide range because you can build one large home or three smaller ones,' she said. 

'You can use your imagination on how to best utilise the land.'
