Students in the South are paying twice as much in rent as those in the North as the average weekly rent bill for British undergraduates hits £70, a new study has showed.

London students are faced with the highest rents, paying an average £107.29 per week, slightly down from £108.03 in 2011, while Pontypridd, in Wales, is the cheapest city for renting, with an average £45.94 a week, according to a study by Accommodation for Students website.

The study, which took into consideration rents on over 100,000 properties in 77 cities, has showed the cost of student accommodation has increased by about 2.4 per cent this year to £68.70 - from £67.11 in 2011.

Some cities saw steep increases this year, such as Hull and Lancaster, which recorded a 25 per cent and a 24 per cent increase in rental costs respectively. Renting in Hull costs students an average £56.90 this year, up from £47.72 in 2011, while in Lancaster it rose to £71.36 from £57.46.

In Winchester, student rents have shot up 20 per cent from last year’s £71.80 to £86.40 in 2012, the 6th highest in the UK, and one spot higher than Oxford, which itself went up 7 per cent from last year to £85.57. Durham also saw a 20 per cent increase from £66.75 to £80.21 this year, just outside the top ten.

Newcastle-upon-Lyme, home to Keele University, has risen 9 per cent to £70.49 from £64.65 in 2011, which was already 13 per cent ahead of £57.31 in 2010.

Simon Thompson, co-founder and director of Accommodation for Students, said: ‘A key factor in determining student rents is the desirability of attending some universities. That puts pressure on the accommodation available and, hence, the charging of higher rents.

'Winchester, Durham, Lancaster, Exeter and Newcastle come into this category.’

The second most expensive city for student accommodation is Guildford, with an average weekly rent of £93.46, just ahead of Exeter in third at £93.42, according to Accommodation for Students.

Students trying to offset high fees, which from this September will cost up to £9,000, should look at Stockton, the second cheapest city with average weekly housing costs standing at £47.45.

This is followed by Stoke-on-Trent, where renting costs on average £49.20 per week, and Middlesbrough, with £49.21 per week, despite a 13 per cent rise over last year.

The research comes after residential rents across the UK were predicted to rise by 3.9 per cent over the next year. The Royal Institution of Chartered Surveyors last week said a growing number of people would be stuck in the rental market, with a scarcity of mortgage lending preventing many getting a foot on the property ladder.

The problem is exacerbated by a shortage of good-quality properties for tenants to choose from, driving rents up by 4 per cent over the last 12 months, RICS said.

In the three months to July, the amount of new properties coming on to the market was little changed, the study found. But demand among tenants continues to grow, outpacing the change in supply since the first half of 2009 - although the gap has recently narrowed, RICS said.

Strong regional variations reveal rents in the North West increased by 6.9 per cent, whereas surveyors in Wales reported rents remained level over the past year.
